Josh is a global development leader with over 30 years of experience delivering large-scale property, hospitality, and modular construction projects across eight countries. Having structured over $900M in transactions — from island resorts to modular manufacturing partnerships — Josh founded IGV Housing to unite engineered construction systems, structured homeownership pathways, and institutional capital into one model. His vision: increase housing supply while expanding access to ownership across Canada and beyond.
James brings deep expertise in offsite and modular construction, backed by a Master's degree in Offsite Housing Construction. As co-founder of IGV Build Systems and Bridge Development, he has spent years managing builds across British Columbia, tackling the cost overruns and trade shortages that underserve communities. At IGV, James leads operational execution for the Port Alberni manufacturing facility and the company's pre-engineered housing delivery model.


With over 35 years of senior operational leadership spanning HR, change management, and organizational restructuring, Jodie has held COO-level roles in complex, fast-growth environments around the world. At IGV Housing, she connects executive priorities to day-to-day operational action — ensuring the organization is structured, focused, and ready to deliver scalable outcomes for residents, developers, communities, and investors.
Juliette has led over $200 million in property development across Australia and Canada, with a focus on sustainable, community-integrated housing. A two-time HIA Award winner (2021 & 2023), her portfolio spans residential condominiums, multiplexes, and commercial suites. Drawing on a background in law, economics, and government, Juliette works with investor groups to design and deliver projects that address the "missing middle" and the international housing shortfall.
